Inside the JLFS 600: A Complete Look at Our Flagship Affordable Housing Unit
What does $89.89 per square foot actually look like? We get that question a lot. The answer — at least for our JLFS 600 SF flagship unit — is better than most people expect.
The 600 SF A1/A2 unit is the core of Project Safe Haven: a 2-bedroom, 1-bathroom home built entirely from Structural Insulated Panels, elevated on a ground screw foundation, and designed to be ready for occupancy in 21 days with a five-person crew. It requires no concrete slab, no sewer connection, and no power grid. Furthermore, it is built to withstand 180+ mph winds.
The Exterior
From the outside, the JLFS 600 presents as a clean, modern structure — gray horizontal siding, white trim, a metal roof, and a wraparound deck with dual staircase entries. The elevation off the ground is not merely aesthetic. Ground screws eliminate the need for poured concrete, work on any topography, and can be removed and redeployed. The structure has no ground contact — meaning no moisture wicking, no rot, and no flood vulnerability at grade.
The deck runs the full front and rear of the unit, significantly extending the effective living space. Whether it is lakefront, wooded hillside, or open plain, the same structure adapts seamlessly to all environments.
The Floor Plan
The layout is both intuitive and efficient. An open-plan living, dining, and kitchen space occupies the front of the unit. Two bedrooms flank a central bathroom at the rear. The deck wraps around both sides, giving each bedroom its own outdoor connection. There is no wasted hallway space, and no dead-end rooms — every square foot is intentional.
This same floor plan adapts to single-family residential, duplex deployment, and medical or health clinic configurations — a flexibility that is immensely valuable when building in communities with varying needs.
The Interior
Light hardwood floors run throughout the interior. The living room is open and tall — the SIPs roof panel creates a clean ceiling plane without the intrusion of conventional rafters or trusses. Recessed lighting, ceiling fans in every room, and abundant natural light from windows on multiple exposures enhance the space.
The kitchen features white shaker-style cabinetry, marble countertops, stainless Bosch appliances, a range hood, and under-cabinet lighting. The bathroom specification includes a wood vanity with a marble counter, a subway tile walk-in shower with a frameless glass door, and marble tile floors. These are not placeholder finishes — they are the standard JLFS turn-key interior specifications included in the base build cost.
Both bedrooms accommodate a queen bed with nightstands, a ceiling fan, and a window to the outside. The master variant enjoys warm evening light and ample gallery wall space. The secondary bedroom is clean, modern, and equally livable.
Why It's Different
Conventional affordable housing often treats finish quality as a variable to be cut. JLFS treats it as a fixed input. When residents move in, they are not entering a minimal shell — they are moving into a fully specified, turn-key home that reflects dignity and permanence.
The SIPs envelope achieves R-41 across the entire assembly. In warm climates, this translates to dramatically lower energy costs for occupants — a direct financial benefit that compounds over the 25+ year lifespan of the structure. In disaster-prone regions, the 180+ mph wind rating and Grade 2 seismic resistance ensure that the home survives events that would destroy conventional construction around it.
At $53,935 all-in build cost — $89.89 per square foot — this is what affordable housing looks like when the goal is permanence, not just shelter.
Conclusion
In conclusion, the JLFS 600 SF flagship unit exemplifies a new standard in affordable housing. It combines modern design with robust construction, ensuring that residents receive a dignified living experience. The innovative use of materials and thoughtful design make it a viable solution for disaster relief and underserved communities.
